In these uncertain times landlords like most people naturally want to keep costs to a minimum, however when making the choice of buying Agent, a decision should never be based on price alone. It is important to consider many other aspects, such as reputation, professionalism and experience. It is unlikely that an agent with little experience will be able to provide the quality of service required. It is therefore advisable to choose an agent with both experience and proven success. Always ask the following questions:-
• Are the staff knowledgeable about the area
• How long have they been in business
• How many properties do they manage
• What marketing is done
• Are they completely conversant with current legislation
• Do they specialize in lettings only
• Are clients charged an invoice supplement on contractor’s invoices
• Do they have a separate Clients’ Bank Account
Always insist upon complete transparency
Our Services
Introduction Only
This option is suitable for landlords who prefer to be ‘hands on’ i.e. a landlord who is happy to deal with agents, property maintenance on a regular basis and day to day management of their property/properties. Your property would be extensively marketed using a number of property portals. Accompanied viewings would take place and you would be kept fully up to date on a weekly basis with the number of viewings that had taken place together with feedback from potential buyers. Once a suitable buyer has been found, we would carry out process using our own sources. This determines the client’s suitability. The agreement is signed at our office and witnessed by a member of staff. As it is a legal requirement, a copy is given to the seller and purchaser. Full Management
When properties are being managed by us, in addition to the services provided for Introduction Only, we carry out a detailed inventory of contents. This will also include the condition of furniture, paintwork, flooring etc and is an essential part of the lettings process as it is required not only at the check in stage but also for check out. Our property managers are experienced, knowledgeable and dedicated to looking after your interests, your property and your tenants professionally and to a high standard. We have a team of professional local contractors whom we have dealt with for a number of years. We know them to be experienced, qualified, reasonably priced and reliable. Types of Landlord
We know that our Landlords are all different. Some have chosen to invest in property whilst others have become accidental landlords as an alternative to selling.
• There is, however, one common theme – the desire to have their most valuable asset looked after by professionals with experience in their field.
• We have remained 100% dedicated to lettings. This allows us to remain focused and our extensive industry knowledge ensures you are kept both fully informed and compliant. As specialist letting consultants, our aim is to provide you with an honest and up to date rental appraisal so that you know exactly how much you can hope to achieve in rental income. We always strive to obtain the best rent possible within the market.
