Another successful completion for one of my seller selling a 5 room in Pasir Ris. There are 3 sellers actually but 2 of them is shy to be on camera.

Problem:
📌 Daughter wants to purchase a matrimonial home with husband but name is stuck in the parents flat

Another completion for my buyer purchasing a 4 room without COV with no extension of stay in Pasir Ris. Common scenario of child stuck in purchasing their first matrimonial home due to them being one of the owner in the parent's flat. The parents in this case managed to secure a 2 room flexi BTO while the child chooses a resale due to uncertainties and time constraint. The selling completion for the parent's flat is scheduled next month.

- Record Breaking Closing
Alhamdullilah. Managed to sell an EM unit in Tampines at $48k COV with the buyer granting my seller some time for extension of stay to settle for their next purchase. Option was exercised yesterday to my seller's delight. This is the highest transacted price achieved in the cluster. Honestly in today's market situation, agents can afford to close 2 eyes and still secure a buyer. However with a bit of research, one may realised that some units have a very high potential of securing a much higher selling price compared to recent transactions of a similar sized unit in the cluster. This feat was achieved with proper strategy and careful profiling of potential buyers that came for viewing during the marketing stage. Depending on recent transaction prices alone is not the best strategy to take when marketing certain houses and sellers might miss the chance to maximise their returns as a result.
