Your rain sensor is supposed to shut the system down when it rains.

If it is dead, the system just runs anyway. Same schedule, same zones, right through the storm. Most homeowners never find out because there is no alarm and no indicator light.

Here is how to check: pour water slowly over the sensor disc while a zone is running. If the zone shuts off, it is working. If the zone keeps running, the sensor is dead.

Florida requires a working rain sensor on every automatic irrigation system. But the real cost of a broken one is a full watering cycle added to every rainy day since it stopped working.

October is the best time to walk your zones one by one.

Summer heat, dry spells, and mower passes all take a toll. A lot of guys find heads that shifted, nozzles that clogged, or a zone still running way more water than it needs to now that fall is here.

Takes about 15 minutes to run each zone and watch where the water actually lands.

What’s the most surprising thing you’ve found doing a fall zone check?

You have 4 or 5 mows left this year.

A dull blade tears grass instead of cutting it. Torn tips dry out and turn tan or brown. That color sticks all the way through fall and into winter.

Most mower blades need sharpening after about 20-25 hours of use. If you have not sharpened since spring, you are probably past due.

Sharpen before the last few passes. Your lawn goes into dormancy cleaner, and it holds that look until spring.

Did you sharpen your mower blade this season?

You walk your yard this week and you see a dead circle.

Before you grab the hose or a bag of fertilizer, the fix depends on which kind it is.

There are five different things that make circles in a Sun Belt lawn in October. One needs water. One needs you to watch your mowing path. One needs you to run your irrigation zones and look at where the arcs land.

The chart above shows you how to read each one.

Which one have you spotted in your yard this fall?

You replaced that sprinkler head again. Same spot as every fall.

If the same head keeps breaking in the same place, the issue is almost never the head. It is the mowing path.

The blade comes within a few inches of that head on every single pass. Dozens of times each season. The head absorbs that repeated contact until it cracks, sinks, or gets knocked sideways.

Replacing it just puts the same head back in the same strike path. Same mower, same line, same result.

The fix that actually stops the cycle: figure out what the mower is doing on every turn. Walk the zone while someone else runs the mower. Most of the time the turn line comes right across that spot.

How many times have you replaced the same one?

The bag at the hardware store says Winterizer. Your Bermuda or St. Augustine is about to go dormant.

Those two things are not talking about the same lawn.

Winterizer fertilizer is designed for cool-season grasses that keep growing into fall. They need a feed before the ground freezes. Your warm-season grass in the Sun Belt is doing the opposite. It is slowing down, not gearing up.

Putting nitrogen on a dormant warm-season lawn does not boost it for spring. It burns it. The grass is not in a growing window to use that nitrogen, so it sits and scorches.

If you see the Winterizer bags at the store this week, put them back and check what your grass type actually needs before you apply anything.

Are you on a warm-season or cool-season lawn?
