Coming Soon | A Rare Architectural Offering

Hidden among mature hardwoods overlooking the Grand River is a custom modernist residence completed in 1970.

Walls of glass dissolve the boundary between indoors and out. Clerestory windows fill the interiors with changing natural light. Warm wood surfaces, exposed structure, and a monumental central fireplace create spaces that feel both intimate and expansive. Every room is oriented toward the landscape, making the river, trees, and seasons an integral part of the home’s design.

About the Architect:
Louis Francis Pacheco built a distinguished career in Midwestern architecture. Born in Austria in 1921, Pacheco studied at Wayne State University before earning a Master of Fine Arts in Architecture from the Cranbrook Academy of Art, one of the country’s most influential schools of modern design. He founded Louis Pacheco & Associates in Chicago in 1960. His work included contributing to the Detroit Metropolitan Airport, urban design for the City of Detroit, and award-winning residential architecture throughout the Detroit area. In 1970, he designed this custom Grand River residence—a home that continues to reflect the clean lines, natural materials, and strong connection to landscape that defined regional modernism.

The original hand-drawn blueprints remain with the home, offering a rare record of the architect’s vision more than fifty years later.

This is more than a riverfront home. It is a remarkably preserved example of Michigan modernism.

These irises came from Norway generations ago.

My mom planted them beside the sidewalk at our childhood home, where my brother, sister, and I used to sit on an old railroad tie bench and tip it over to look for bugs underneath.

Every spring they bloom and smell exactly the same.
Like grape Kool-Aid and warm pavement and childhood summers.

Now they grow here, where Stella runs through the sprinkler beside them with her pop-pop.

I’ve been thinking about these La Belle Époque tulips — their smoky blush petals, like they’ve been kissed by both sun and soil. They feel a little enchanted to me, like they carry the memory of winter and the promise of summer.

We’re not there yet… but we’re close.
