Softwash Soaps are coming back!

These are the products that started our low-chlorine journey all those years ago.

No fishing today 😅—time for some work!

After a week of rain on and off, we finally got a chance to make a start on this COLOURBOND® roof at Mount Sheridan. The wind made things a little tricky, so we only completed part of the job. We weren’t prepared to have spray drifting over the neighbours.

As always, we followed BlueScope’s TB27 cleaning guidance, applying the cleaning solution and thoroughly rinsing as we went.

This roof also gave us a good opportunity to explain how COLOURBOND protects the steel underneath. The paint is a protective metallic alloy coating that provides both a barrier and sacrificial protection. Think of the sacrificial anode on your boat motor—it corrodes to help protect the metal it’s there to look after.

The areas we looked at showed deterioration of that coating without visible rust in the underlying steel. Meanwhile, the rusty roofing screw heads were a reminder of what can happen when steel loses its protection. The screws have their own protective coatings, separate from the roofing sheets.

That’s why the cleaning method matters. Aggressive pressure cleaning can damage those protective coatings and shorten the roof’s useful life.

Chemical damage matters too. Sodium hypochlorite concentrations above the recommended 2%, leaving the solution on longer than the recommended 3–5 minutes, and using incompatible chemicals such as sodium hydroxide—caustic soda—can also damage the roof’s protective system. Low pressure alone doesn’t make a cleaning method suitable.

There’s a reason BlueScope recommends a specific cleaning method. It’s about protecting the coating and the long-term performance of the roof, as well as getting it clean.

There are also specific warranty and maintenance conditions to consider. COLORBOND warranties aren’t simply a blanket 20 years—coverage depends on the product, location and warranty issued. Tasmania certainly throws up some interesting cleaning challenges! Jason from G2G, our Ultrasoft licensee in Tasmania, regularly sends me different and unusual situations he comes across. The latest was sticky pollen covering a roof and solar panels. Always something different to work through!

Jason is doing some great work cleaning COLORBOND® roofs, especially when lichen is involved. That’s where patience, the right process and a bit of effort really matter.

He keeps his roof cleaning solution to a maximum of 2% sodium hypochlorite (SH), using a soft nylon bristled brush to help remove the lichen. BlueScope’s TB27 recommends a maximum 2% solution, with a soft bristle broom, and a 3–5 minute contact time before thoroughly rinsing with fresh water. It also warns that stronger concentrations, longer contact times and commercially available fungicides/biocides may harm the roof’s long-term performance.

Jason puts in the physical work instead of relying on blasting the roof or loading it up with stronger chlorine or algaecide treatments.

No shortcuts in our group. Yes, brushing takes longer and is more physically demanding, but respecting the material you’re cleaning is part of doing the job properly.

Today’s job is a longer video at around 5½ minutes because we wanted to show a bit more of the actual process.

This old driveway hasn’t been used or cleaned for years. Tree roots have grown underneath it, leaving cracks, hollows and ridges, so after our property assessment we decided pressure cleaning wasn’t the best option.

Instead, we cleaned it up manually, removed the loose material and heavy organic growth, thoroughly pre-wet the area and then treated it with Stomp Algaecide.

We’re showing the process because we get a surprising number of questions about how to actually apply algaecide effectively. From our experience, plenty know what an algaecide is, but fewer understand how to get the best out of it.

It’s not just mixing some up and spraying it everywhere. Preparation, dilution, pre-wetting, even application and giving the product time to work all make a difference.

For this job we used Stomp at 5L per 125L of water onto the pre-wet surface.

Stomp is our 9.9% BAC (benzalkonium chloride) algaecide, commonly called “Benzo”. We keep it under 10% because it gives us the performance we need while remaining safe for transport without the dangerous-goods requirements that come with stronger concentrations.

So there you go — a little “How to Algaecide” from us.
(FYI BENZO's shouldn't be applied to Colourbond, section 10.5 of their SDS for reference.)

Judging by the number of questions we get, there’s obviously plenty of interest in the subject. And knowing salesmen and social media, we might have just started a whole new run of algaecide videos. 😂 At least everyone might learn something along the way.

It all depends on how the fishing is this weekend but DADS Algaecide could possibly be ready by mid next week, we'll keep you posted, either with fish pics or sad algaecide posts 😆

Well… I knew this was coming. 😂

The moment we announced we were going to start supplying chemicals again, I said we'd probably get a little shade from some of the usual corners.

But WOW!!

On Tuesday I received what would have to be a serious contender for Toxic Hater of the Year.

Pages of messages from someone claiming to pressure clean around the Cassowary Coast—attacking me, my family, my friends and pretty much anyone associated with Ultrasoft.

Apparently our ultra-low chlorine cleaning is “impossible”, complete BS, and I should be ashamed of myself for “lying to the industry”.

I've heard versions of this for years.

The funny part is that many of the ideas we were criticised for are increasingly being talked about and adopted elsewhere.

I think what really gets under some people's skin is that we don't just talk about it, we've been doing it on real properties for years.

Yesterday I was back in Mission Beach washing another repeat customer's home. I've been travelling into the area for around six years now, and many of those properties have been cleaned repeatedly using the same Ultrasoft philosophy: the right chemistry, the right concentration and the right pressure for the surface.

We don't need everyone to agree with us, don't actually care either....

If someone wants to use stronger chlorine concentrations or different cleaning methods, that's their business. We'll continue doing what we've been doing.

But attacking someone's family and friends because you disagree with how they clean a house?

Mate… that's probably a sign the conversation has gone a little off the rails.

Fortunately, after Tuesday's performance, we've realised there may be an entirely new market we've been overlooking.

Cleaning products to return.
After a heap of emails and enquiries over the last couple of weeks, it’s become pretty hard to keep saying no.

Since moving to FNQ I've been enjoying the new lifestyle, doing a bit of fishing and work mixed together. Although we haven't posted much work I have been busy behind the scenes.

I now have the time and energy to give the products another go, properly this time. Mondays and Thursdays will be set aside for orders, so no more 4am packing or late-night order filling.

One of the other reasons we stopped supplying was that a small number of guys were buying our products and then trying to associate their businesses with Ultrasoft. Most customers never did this, but we needed to protect the group.

So the products are coming back under their own completely separate brand - D.A.D.S. We can now supply anyone who wants our products while keeping Ultrasoft protected.

We've also sorted the shipping nightmare. Missing boxes, orders sitting hundreds of kilometres away and longtime customers whose addresses suddenly “didn't exist”. We've left that company behind and gone back to old faithful Australia Post.

First up will be our House Wash Surfactant (the old BGW House Honey) and the lemon-scented Surface Cleaner — formerly BBC, before I discovered that apparently meant something completely different!- a change has been made! also a few exciting additions in the pipeline.

We're aiming for around $90 per 5L including shipping and GST with Australia-wide shipping, delivered to your door. The mixing rates should make a few people pretty happy too. and some not so happy ;)

A couple of comments from Rob really helped change my mind:
“After 12 years in business the customers are getting harder and I'm losing so many quotes now to the cheap and nasty guys.”
And:
“Your soaps were the best, the other guys' soaps are not good and leave white spot marks. I did like your products and how you brought the SH levels down. Thanks for what you have brought to the industry and all the best with your new move and life.”

After getting messages like that — and plenty of others over the last two weeks — it's pretty hard to just let it go.

So I'm giving it another go. Same quality and performance, new brand, sensible pricing and this time enough time to do it properly.

This morning we finally got started on a project we mentioned a few months ago.

We offered to help a couple who are no longer physically able to keep up with the maintenance around their home. It’s a project we’ll be working through over several weeks, and it’s already proving to be an interesting one.

There are multiple surface types here, and each one needs a different approach. The goal isn’t simply to make everything look clean for a few minutes — it’s to get the best possible result while preserving as much of the existing surface as we can.

The roof is another challenge. The carport and rear deck have COLORBOND® roofing, while the main section of the house has a high-pitched tiled roof. The tiles have years of organic growth built up, and the owners understand that the finish may be patchy once cleaned.

Our approach will be to remove as much of the growth as possible while maintaining as much of the existing coating and surface as we can, without excessive chemical exposure or pressure.

Then there’s the second driveway.

That one is going to be a challenge on Friday. It has never been cleaned and has years of leaves and organic matter built up, including moss in places around 1cm thick. It’s going to take some patience!

Once the exterior surfaces are complete, we’ll finish with the house wash. When the furniture and equipment have been cleared from the rear deck, we’ll return and take care of that as well.

There’s also one part of this project where we could use a little help from the community.

The exterior cleaning work on this property would normally attract a sizeable fee, which Ultrasoft is donating as part of this project. We’re also aware that the yard is going to need a fair bit of work to bring it back under control.

We’re hoping someone in the gardening or landscaping industry might be able to donate some time and give these folks a hand.

If we can’t find someone who is able to donate the work, we’d still love to make it happen. If anyone in the community would like to contribute towards the cost of getting a gardener or landscaper in, we’ll put those contributions together and use them to pay someone to do the work.

No pressure, no obligation — just a community coming together to give someone a hand when they need it.

Just over 3 years ago, I found myself with very little and had to start again from scratch. There was nobody around to help me out, and I honestly can’t imagine how much harder that would have been if I’d also been physically unable to look after things myself.

Sometimes you just need someone to give you a hand.
