Queensland brought in some of the biggest rental law reforms in years. From May 2025 you need to give 48 hours notice to enter, not 24. Rent increases are now locked to the property, not the tenancy. Bonds are capped at four weeks. Rent bidding is banned outright. Get any of it wrong and you could be looking at a tribunal dispute or a bond claim that gets thrown out.

Something we see play out more than you’d think — someone gets pre-approved, finds the right place, puts in the offer, and then the full application comes back with a problem. The postcode is on a restricted list. The LVR is capped lower than expected. The pre-approval that looked solid isn’t.

Townsville home lending has quirks that Brisbane lending doesn’t. Cyclone zone assessments, postcode restrictions, unit LVR caps — none of it gets explained upfront, and it usually surfaces at the worst possible moment.

There's a better way to do it. Break the lease, put everything in a secure storage unit, and save hundreds of dollars a month while you're away. When you come back, everything's exactly where you left it.
