FERFA TYPES IN PLAIN ENGLISH

If you have ever read a flooring specification and wondered what ""FeRFA Type 5"" is meant to tell you, you are not alone.

FeRFA is the trade body for resin flooring, and its classification system sorts finishes by build-up and thickness. Broadly, the higher the number, the thicker and more robust the floor. Thin seal coats at one end. Heavy-duty screeds, several millimetres thick, at the other.

What it does not tell you is which one you need. That comes from what actually happens on the floor. Steam cleaning. Forklift traffic. Point loading from pallets. Chemical spillage. Temperature swings. A specification can say ""Type 5"" and still be wrong if nobody asked what the floor has to withstand.

The number is a useful shorthand between specifiers. It is not a substitute for someone standing in the space and looking at it.

SURVEY NOW FOR CHRISTMAS SHUTDOWN

A floor laid over a weekend shutdown can look completely fine on Monday morning and be showing problems by February.

Often it is not the product, but the wrong system for the environment. A polyurethane screed in a wash-down food facility and an epoxy in a dry manufacturing unit are not interchangeable. One will last twenty years. The other will not last two.

What decides which of those you get is not the weekend itself. It is the survey that happens before it. Substrate condition, moisture levels, contamination from oils, fats or years of cleaning chemicals. All of it changes the specification.

We do not price jobs without going to site, as a price without a survey is a guess, and the guess is usually wrong in a way the client ends up paying for.

If your floor needs attention over Christmas, this is the time to start the conversation. The lead time to properly survey, specify, and schedule is longer than most people realise.

CASE STUDY: YORK STERILISATION SUITE

Not every resin floor goes into a factory.

We were brought in to install a new floor, subfloor, and coving in the sterilisation area at York Hospital, where endoscopes are cleaned.

The architects specified hygiene as critical, and that shaped everything. We used Mastertop 1327, a flow-applied polyurethane system: seamless, so there is nowhere for bacteria to sit, easy to clean, and hard-wearing enough to take years of daily use.

It also does two things people do not expect from a resin floor. It is comfortable underfoot for staff standing at a bench all day, and it noticeably cuts sound transfer in a room full of hard surfaces.

WHAT WE NEED FROM YOU ON SITE

Most flooring jobs that run late do not run late because of the flooring.

They run late because something on site was not ready. So here is the honest list of what we need from you, told up front rather than discovered on the morning.

• Clear access. The area empty, plant moved, racking out. Every hour we spend shifting things is an hour off the install.
• Power. A supply we can actually run grinders and mixers from, near where we are working.
• Light. Resin is laid by eye as much as anything, and you cannot judge a finish under one strip light at the far end of a bay.
• Heat. Site temperature affects cure times and, in some cases, whether the product will cure correctly at all. In an unheated warehouse in December, that is a real conversation, not a formality.
• Somewhere for waste and materials, and a clear rule on who else is on site while we are working.

None of it is complicated. It is just easier to sort it in the planning meeting than on the day of install.

THE AWKWARD JOBS

Chasing the biggest jobs has never been top of our agenda, and we do not run away from the awkward ones.

The tight plant room with three doorways and no clear run. The forty square metres behind a machine nobody can move. The stairwell, the ramp, the odd corner that four other contractors have quoted apologetically and then gone quiet on.

Those jobs are fiddly. They need proper thought given to access, sequencing, and cure times. They are usually the ones causing the problem, and they need to be done by someone who will do them properly rather than squeeze them in.

The Christmas shutdown window books up fast.

We are already taking calls from facilities managers who left it until October last year and found there was little room to move.

The floor, which has been getting worse all year, is not improving on its own. Patching it again is not really patching it, it is moving the problem forward twelve months, usually at more cost than doing it properly would have been in the first place.

AFTER-CARE: HOW TO GET THE MOST FROM YOUR RESIN FLOORING

Most resin floors do not wear out. They get worn out.

Grit ground in by wheeled traffic, spills left overnight, and cleaning products that were never meant for the finish will all take years off a floor that would otherwise have kept going.

None of it is difficult to avoid. Sweep before you wash, clear spills promptly, use products suited to the system, and flag any damage while it is still small.

DO RESIN FLOORS NEED JOINTS? THE HONEST ANSWER

Specify a hard resin floor without stress joints, and it will crack.
Not might. Will.

That's the bit that tends to get left out of the brochure, and it's the bit that matters most if you're specifying a floor that has to last.

Hard systems (polyurethane screeds, epoxy) are rigid once cured. They have to be, to take forklift traffic and pallet movements. But rigid materials still move. Temperature, building settlement, the substrate shifting underneath. If that stress has nowhere to go, the floor finds somewhere for it. Usually a crack, usually not where you'd have chosen.

Truly jointless floors do exist. Flexible flow-applied polyurethanes move with the substrate. In the right environment, on the right substrate, they're excellent. They're just not the answer to every floor.

The question isn't really about whether it's seamless. It's what this floor needs to do, and what's the right system for it.

WHAT TO ASK BEFORE ACCEPTING A FLOOR QUOTE

If you are comparing flooring quotes, look past the square metre rate.

The number only means something once you know what lies behind it: the preparation method, the thickness of the system, whether detailing is included, and who is on-site doing the work.

We would rather set all of that out clearly and be judged on it than win a job on a headline figure that changes once we are through the door.

Ask the questions. A decent contractor will not mind answering them.
