One floor running through the whole downstairs, no bars at the doors 👀

It makes a house feel bigger, and the eye carries straight through instead of stopping at every room. The catch is that it all gets decided at the start. One set-out for the lot, and the levels sorted across every room before a plank goes down.

Worth knowing where to stop too. Most people keep carpet upstairs.

That red border against the white paint 👌

Sisal runner with a red bound edge, in at Groby.

The binding is the hard part. It has to hold a straight line down every tread with equal paint showing either side, and the sisal weave has to stay square the whole way as well.

Sisal is tough and full of texture, which is why it suits a staircase.

Straight up the middle, no border, no rods 👌

Flatweave runner in a natural stone tone, in at Groby.

An unbound runner has nowhere to hide. The edges have to hold a straight line up every tread with equal paint showing either side, and the weave has to stay square as the stairs start to turn at the top.

A tight flatweave takes stair traffic and keeps its texture instead of flattening on the nosings.

Rubber backed mats can leave a yellow stain on LVT that often won't clean off. Size your rug so the sofa's front legs sit on it, put a gripper underneath, and move it now and then so the floor around it doesn't change colour on its own.

Fibra sisal, in at Groby.

A weave this strong shows any drift straight away, so it gets laid dead square to the chimney breast and cut tight round the hearth. Off by a few degrees and every line in the room looks wonky.

Sisal is tough and full of texture. Best kept to living rooms and bedrooms, away from kitchens and bathrooms.

Old floor lifted and out to the van. Any levelling done, fresh gripper down, underlay laid and taped. Then the carpet is rough cut, stretched properly and trimmed in, which is the bit that stops ripples turning up a year later.

Doorbars on, offcuts away, floor vacuumed before we leave.

Knots, grain and all, that is real oak 👌

Natural oak herringbone, in at Groby.
Every block in a floor like this is different, so they get laid out and sorted before anything goes down. Too many dark knots together in one spot and the eye goes straight to it. Then the whole lot is set out from a centre line so the points run true.

Real oak is the one you can sand back and refinish years later, which matters in a room that is going to take some punishment.

Right through the kitchen, the living space and out to the doors 👌

Elements Inspirations in Natural Oak, fitted by our Groby team.

One run across a floor this size with no threshold breaking it up, so the joins had to stagger evenly the whole way and the subfloor had to be flat across every room before a plank went down. Cut in round the island and tight to the pillar too.

A floor like this takes everything an open plan kitchen throws at it and mops over in minutes.
