Victorian tiles weren’t made for modern “power” cleaners. Acidic sprays, stiff brushes, even some supermarket products can quietly eat away at the glaze, and once it’s gone, it’s gone.

Here’s the safer way to look after them:
Gentle, pH-neutral cleaners only.
Soft brushes, not elbow-grease marathons.
Regular light cleans instead of the occasional deep scrub.

Most original tiles across London terraces have already survived 100+ years.
The goal isn’t to make them look new, it’s to let them age well.

One of the most common questions we hear from London homeowners is:
“How do I know when my wooden floor needs sanding or polishing?”

The answer depends on the condition of the finish, not just how the floor looks on the surface.

Sometimes a floor only needs a lighter maintenance route, such as a buff and coat. Other times, if the protective layer has worn down, full sanding and refinishing may be the more sensible long-term option.

The important thing is timing.

Once the surface protection has failed, the timber is more exposed to moisture, staining, darkening and deeper wear. At that point, maintenance may no longer be enough.

This is where the visible restoration begins, but it is not one quick pass with a sanding machine.

The worn coating is removed gradually.

The main floor area is sanded.

The edges and detailed sections are treated separately.

The surface is refined through the appropriate sanding stages before dust is removed and the finishing system is applied.

Each stage affects the next one.

Poor sanding cannot be hidden by an expensive finish. Equally, a well-sanded floor still needs a coating that suits the timber, the room and the way the floor will be used.

That is why we do not treat the finish as a cosmetic decision alone.

It needs to provide the right balance of appearance, protection and future maintenance.

Summer does not ruin floors overnight.

It usually speeds up what has already started.

More garden doors open.
More shoes in and out.
More pets moving between outside and inside.
More guests.
More grit and moisture crossing the same areas every day.

If a floor is already holding dirt, residue or tired grout, that extra traffic tends to show quickly.

That is why the Royal Oak porcelain floor was such a useful example.

The floor had lost clarity over time. The grout had darkened. Routine cleaning was no longer doing enough. After a proper deep clean and suitable sealing, the floor looked brighter and was easier to maintain going forward.

This result did not come from a mop and hope.

At first glance, this marble floor looked like it might respond to a deep clean. That was considered first. But once the surface was assessed properly, the issue was clear: the floor had been covered for years, there was plaster residue and tape left behind, and the scratching sat below the surface.

That is the bit people do not always see.

Good stone restoration is rarely about going straight to the biggest job. It is about choosing the right level of work for the actual condition in front of you.

In this case, the process was:

1. Careful prep
We removed plaster residue and tape properly first. No point polishing over contamination.

2. Surface preparation
The floor needed to be made ready for restoration, not just cleaned for appearance.

3. Multi-stage diamond polishing
This is what dealt with the deeper scratching and brought the stone back properly, rather than giving it a short-lived lift.

4. Protective sealing
Once restored, the floor was sealed to help protect it and make ongoing maintenance easier.

The real difference is nearly always in the prep, the judgement, and the order things are done in.

A simple clean was considered. It just was not the right answer for this floor.

That is the part worth comparing when you are looking at providers across London. Not just what they say they will do, but whether they can explain why that level of work is the right one.
