They’re often talked about as if they’re all the same thing.

They’re not.

If the issue is surface dirt or residue, specialist cleaning may be enough.

If the marble has lost its shine or picked up lighter scratches, polishing may be more appropriate.

If there’s deeper scratching, damage or unevenness, the surface may need grinding before it can be properly refinished.

And once the stone is restored, sealing can help protect porous marble from future spills and staining.

The condition of the floor should decide the treatment, not the other way round.

You mop it. You clean it. You look after it.

But somehow, the marble still looks dull.

That’s because the problem isn’t always dirt.

Over time, foot traffic, fine scratches, etching and general wear can change the actual surface of the stone. Once that happens, normal cleaning won’t bring the original finish back.

The good news is that tired-looking marble doesn’t automatically need replacing.

Depending on its condition, professional cleaning, polishing or grinding may be enough to restore the surface and bring back its natural clarity.

The important part is identifying what’s actually causing the dull appearance before deciding what treatment it needs.

Think engineered wood can always be sanded? Not quite.

Here’s where a lot of London homeowners get caught out.

Engineered wood can be sanded, but only if that top wear layer is thick enough. And the problem? Most people don’t actually know what they’ve got installed.

We’ve seen it across London homes time and time again, floors that look solid, feel solid, but aren’t built to handle sanding.

One pass too deep, and you’re straight into the core board. At that point, it’s not restoration anymore, it’s replacement.

That’s the bit no one tells you upfront.

And it’s not your fault. A lot of installations never come with proper guidance on long-term maintenance or limitations.

Here’s what matters:

Before you even think about refinishing, you need to know:
• How thick your wear layer is
• Whether it’s been sanded before
• If it’s actually suitable for restoration at all

That’s where proper assessment comes in, not guesswork, not DIY assumptions.

Pine floors look simple until you actually start, old nails and staples hiding under the surface, boards that need levelling before you even touch a fine grit, and softwood that clogs sandpaper far faster than oak does. Then there's the gaps between boards, which most fillers won't fix long-term (they crack and fall out, timber slivers are the more lasting option).

Not every wooden floor sands the same.
And Ipe Lapacho is a good example of why experience matters.

Ipe is one of the hardest and densest hardwoods you are likely to find in a London home. That makes it beautiful, durable and full of character, but it also makes it far less forgiving during restoration.

Standard sanding is not enough.

With this type of timber, the process needs the right machines, controlled sanding stages, and careful preparation before any primer or lacquer goes near the floor. If the surface is not properly prepared, you can end up with scratches, dull patches, poor adhesion or a finish that does not bring out the timber properly.

On this London residential project, the team used a dust-control sanding system and a Pallmann Spider machine to remove the old finish, level imperfections and prepare the Ipe for priming. Pallmann Allbase primer was then used to help bring out the rich colour of the wood, followed by Pall-X 98 lacquer for durable protection.

The lesson is simple: harder wood does not mean simpler work.

It often means the opposite.
