Many holiday park owners are shocked to discover that their agreement may restrict them from selling their caravan or lodge privately. Instead, they may be required to offer it back to the park first.

The reality can be devastating. Some owners are offered only a small fraction of what they originally paid, regardless of the unit's market value. Faced with that choice, many feel they have no option but to accept the offer or continue paying ever-increasing running costs.

⚠️ DON'T BE FOOLED BY A 12-MONTH LICENCE ⚠️

One of the biggest misunderstandings in the holiday park industry is the phrase "12-month licence."

Many owners assume it means they can live in their holiday home all year round.

Unfortunately, that's often not the case.
A 12-month site licence usually means the park is open for 12 months of the year. It does not automatically give you the legal right to use your holiday home as your main or permanent residence.

Many holiday parks still have holiday-use planning restrictions, meaning owners are expected to have a permanent residential address elsewhere, even if they can visit their holiday home throughout the year.
Before buying, or if you're unsure, always check:

βœ… The park's site licence
βœ… The planning permission and occupancy conditions
βœ… Your pitch agreement
βœ… The park rules
βœ… Whether you are required to maintain a separate main residence

If you were led to believe that a 12-month licence meant you could live there permanently, or what you were told doesn't match the legal position, you may have grounds to question what you were sold.

Over the past few weeks, we have experienced an exceptionally high volume of members seeking help and support. A number of these cases involve urgent matters, including members facing court proceedings and time-sensitive deadlines.
