Oiled engineered wood soaks into the grain and gives you a natural, matt feel that is easy to touch up locally if it gets scratched or marked.

Lacquered gives a smoother, sealed surface with more sheen that is easier to wipe clean day to day, but scratches need the whole board refinishing.

If you have kids and pets, oiled is more forgiving. If you want low-maintenance cleaning, lacquered has the edge. Neither is wrong — it depends on your lifestyle.

The living areas are fitted in Haven Saxony Soft Truffle — a deep 15 mm pile that is bleach-cleanable, stain-resistant, and comes with a 10-year wear guarantee. It is soft underfoot but tough enough for rental use, which is exactly the balance landlords need.

If something gets spilled on your LVT, wipe it up sooner rather than later. LVT is fully waterproof so it will not swell or warp, but certain spills like red wine, curry, or hair dye can stain the surface if they are left to sit.

A quick wipe with a damp cloth is all it takes. For anything stubborn, a drop of pH-neutral cleaner does the job without damaging the wear layer.

Thirty years is a good run for any floor, but this one had well and truly had its day. Ryan stripped out the old LVT with the Bully machine (otherwise known as the persuader), ground the subfloor back, and re-screeded with ARDEX to get a perfectly smooth, level surface before laying the new Ettona Sienna.

The result speaks for itself - warm tones, realistic grain, and a lifetime residential wear warranty to back it up.

The steps in the room are finished with Stairods UK antique brass nosings, which add a really smart detail and protect the edges where they take the most wear.
