Do you own a Historic building and you’re looking to replace the windows, but don’t know where to start? Have a read of my blog I hope it’s helpful to some of you. Mine was a listed building. I got my MP on my side FIRST and ask them to write a letter saying why we need to restore these Historic Buildings and bring them up to 21st century living to encourage people to spend their harder and cash on them restoring them. Dorma bungalow the problem! The kitchen had no connection with the garden and the upstairs had no flow. REDESIGNING THIS DORMA BUNGALOW 🏡

This is one of those houses where the problem isn’t the amount of space — it’s the flow.

The existing layout just doesn’t work as well as it could. The staircase interrupts the circulation, the kitchen is in the wrong place and upstairs you’ve got one long, narrow bedroom and one much larger room.

But there are some things I definitely don’t want to change.

❤️ Downstairs Bedroom needs to stay downstairs
❤️ The existing bathroom is already plumbed in beside it
❤️ I want to work with the existing plumbing rather than create unnecessary expense
❤️ And those rear French doors/windows are crying out to become part of a beautiful kitchen/dining space!

So my redesign starts with moving the kitchen to the back of the house, creating a much bigger kitchen/dining area and connecting it directly to the garden.

Then comes the big one… the staircase needs to move.

The aim is to create a proper hallway and a natural flow from:

Entrance → living room → kitchen/dining → garden.

Upstairs, I want to create a much better landing and rebalance the two bedrooms so neither feels like an afterthought.

And then there’s the kitchen… 👀

I’m thinking timeless Shaker cabinetry, natural stone, aged brass, a big island and plenty of seating — with the island facing those French doors so the garden becomes part of the room.

This is why I love redesigning houses.

You don’t always need to make them bigger.

Sometimes you just need to make them work better.

“You’ll never get planning permission for an 8m x 4m modern extension on a listed building.”

Well… never say never! 😂

My advice when you’re dealing with a listed building and planning is simple: be persistent, stay positive and don’t give up.

This extension took two years to get through. I submitted four different applications, and at one point they wouldn’t even tell me why they were being declined without paying £500 for the explanation! 😳

I was stubborn at first… but I soon learnt that negotiation, patience and keeping calm are absolutely key.

I also found having realistic visuals made a huge difference. Being able to actually see what the finished extension could look like kept me focused on the end goal when the process felt never-ending.

I needed to add value to the property to make saving and restoring the building worthwhile — but Planning and Listed Building Consent had other ideas!

Two years later… look at the difference this extension is going to make! ❤️

So, if you’re currently battling with planning or Listed Building Consent, my biggest piece of advice is:

Don’t give up at the first “NO”. Sometimes you just need to find a different way to get to “YES”.
