Mirror cabinet or a plain mirror for a small HDB toilet?

If your toiletries keep piling up on the basin counter, get a mirror cabinet. If you already have storage under the basin, a plain mirror does the job.

1. A mirror cabinet is the same mirror with storage behind it. Toothbrushes, skincare and medicine come off the counter.
2. A cabinet sits out from the wall. In a narrow toilet, go slim and check its depth against the space in front of your basin. Every mirror cabinet page lists it.
3. Any mirror fogs after a hot shower unless it has an anti-fog or defog function. Some models put LED lighting in the same unit.
4. Going with a plain mirror? Your toiletries go on a glass or metal shelf above the basin or beside the mirror, in the same finish as your other accessories.

What does HDB's HIP actually replace?

HDB replaces the ageing structure and plumbing in your flat, gives you a short list of optional upgrades to pick from, and leaves everything else for you to buy.

1. Once your block votes in, four Essential works happen whether you want them or not: spalling concrete, the waste and soil pipes, your pipe sockets swapped for a clothes drying rack, and an electrical load upgrade if your flat needs one.
2. Beyond that you pick from four Optional items, and the toilet and bathroom package is one of them.
3. Your toilets have to pass a water test for leaks before HDB lets you opt out of the toilet upgrade, so the choice may not be entirely yours.
4. What HDB publishes about the toilet package is larger tiles and better-quality fittings, and the exact fittings vary by block. Read the package offered for your block, not a list you found online.
5. Everything else stays yours to buy: vanity cabinet, mirror, shelves, towel rails, lighting, wardrobes, appliances. Works inside the flat take 10 working days or less, so choose before the contractors arrive.

Why does my HDB floor trap smell?

The water sitting inside the trap is what blocks the sewer. Once it dries out or clogs with debris, the smell and the roaches come straight up the pipe.

1. That pool of water is a physical barrier. Sewer air cannot get past it.
2. Clear the debris out, then flush and clean the trap. HDB gives the fix in those two steps.
3. Never pour oil down it. This is the part most people get wrong, and HDB says it twice.
4. The roaches use the same open pipe, so the same fix closes their route too.
5. If the trap still will not hold water after a clean, it needs replacing rather than cleaning.

That 4.8 is close to the least useful number on the page. Two shops can both sit at 4.8 and be nothing alike.

Five things worth checking instead.

Count the reviews before you trust the rating. A 5.0 built on 14 people is a small sample.

Sort by newest. If the last review is eight months old, the shop you are reading about may not be the shop you walk into.

Reviews that name a salesperson are harder to fake. That kind of detail only comes out of a real visit.

Read the reply under a bad review. Hundreds of reviews and nothing below four stars should worry you, not reassure you. What matters is whether the reply answers the complaint or talks around it.

If a shop has two branches, read the profile for the one you are driving to.

The ceiling picks your fan.

Size and looks are the easy part of buying a ceiling fan. Your ceiling height has already settled how the fan attaches, how far it hangs down and how much room is left below it.

Start with a tape measure. Floor to ceiling, in the room the fan is going into. If there is a false ceiling, measure to that, because that is what the fan hangs from.

Then the fitting. A fan either sits tight against the ceiling or hangs below it on a rod. A low ceiling wants the first. A high one wants the second, so you actually feel the air.

Then ask how far it hangs down on the model in front of you. Rods come in different lengths for the same fan.

Then take your ceiling height, subtract how far the fan hangs down, and see what is left. Too low and it catches a wardrobe door, or anyone tall walking under it. A fan over a dining table and a fan over a bed are not the same problem, even in the same flat.

The size of the fan comes after all of that.

Bring your measured ceiling height and a photo of the ceiling. We will work the rest out with you before you look at a single price.
