We are working on adding new homes to our lease with the option to own the program. If you want to learn what the requirements are, please let us know.
The program has two distinct parts.
The lease where some of each payment qualifies as purchase discount against the selling price, and the purchase option consideration runs from 3% to 5% of the option price, depending on credit.
The 5% purchase option consideration comes with credit restoration so that you can get to the point where you qualify for a mortgage. It'll also be helpful if you want to become a rehabber and work with us and our private funders. There is a shortage of rent and lease to own homes and will be for quite some time. A person with good rehab skills and a decent job could have a paid-off property a lot quicker than the average home buyer.
We also have handyman rehab loans for families with bruised credit who want to reduce their home finance price using sweat equity, where we fund the repair materials and you provide the labor.
You must satisfy us that you are fully capable of rehabbing a home for us to find a private funder to under right your project.
Send your contact details to [email protected] attention rehab department. We'll call you back and answer your questions. We'll need to learn what will work for you in your situation.
It can take from a month to several months for us to find a home for you and we have no unoccupied homes available at the moment. We've been able to reduce our waiting list from over 40 to just 4 at present so we can accept a few more families to help. Some families will be able to get a property in one to a few months while others will take longer but nearly everyone can qualify sooner or later with good planning.
What our goal is, is to find a property that you'd be interested in keeping for a long time, unless you have rehab skills. In that case, you could start with your first home, fix it up to sell, that that profit and set it aside for another property and eventually have a paid-off home a lot sooner than making one payment at a time.
