So, what’s actually coming to 57 East? 👀

57 East is taking shape as a new mixed-use district in Downtown Newnan, bringing together more ways to eat, shop, stay, work, live, and gather.

Across the district, plans include:

🍽️ Market 57 + restaurants
🛍️ Retail + local businesses
🏠 Loft apartments
🏢 Office + medical space
🏨 Hotel accommodations
🌿 Greenspace + gathering areas
🚗 Future structured parking at The Deck at 57

One important thing to know: 57 East will open in phases. Different buildings and destinations will come online at different times as development continues.

Making way for a new entrance on Salbide Avenue. 👀

Another piece of the former Caldwell Tanks site is coming down this week as work continues at 57 East.

Crews are removing the remaining stem wall along Salbide Avenue, one of the last concrete remnants of the industrial building that once stood along this side of the property.

So, what exactly is a stem wall?

It’s the short concrete wall that connects a building’s foundation to the structure above it. Most of the old Caldwell Tanks building has been gone for years, but portions of its foundation remained.

Now those pieces need to be removed because this area will become one of the new entrances and exits into 57 East.

Creating that connection involves much more than cutting a driveway into the property. The old concrete has to come out, grades have to be established, utilities coordinated, and the new roadway, curb, sidewalk, and surrounding infrastructure eventually tied into the larger site plan.

It’s a relatively small demolition project, but a pretty significant change in how this property will connect to Downtown Newnan.

What are those giant concrete structures? 👀

If you’ve driven past 57 East this week, you may have noticed some very large pieces of precast concrete arriving on site.

They’re part of the underground infrastructure being installed as site development continues.

Before the restaurants, shops, lofts, greenspaces, and other buildings can start taking shape above ground, there is a whole network of infrastructure that has to be built below it.

That’s one of the less glamorous parts of construction, but also one of the most important.

These precast structures arrive looking pretty hard to miss. Once they’re installed and the site is finished, most people walking through 57 East will never know they’re there.

A lot has to happen underground before we can start going up.

We’ll keep showing you what’s happening behind the fence and explaining some of the construction along the way.

So, what exactly is 57 East? 👀

57 East is the privately led mixed-use redevelopment of the former Caldwell Tanks property at 57 East Broad Street in Downtown Newnan.

The vision is to turn this long-standing industrial site into a walkable district that feels like an extension of the downtown around it, with places to eat, shop, live, work, stay, and gather.

Plans for the district include:

• Market 57, a food hall and gathering place
• Restaurants and boutique retail
• Residential lofts
• Office and commercial space
• Greenspace and outdoor gathering areas
• A hotel
• New pedestrian and vehicle connections
• Connection to the LINC trail network

Right now, we're in the site development and infrastructure phase. That means much of the work happening behind the fence involves grading, utilities, drainage, demolition, access points, roadways, and preparing the site for future buildings.

57 East is a privately led and privately funded development, not a City of Newnan development project. Like other private developments, plans go through the City's required review and approval process, while the 57 East team manages the development and construction.

We'll be using this page to show you what's happening, explain the construction you see, share project milestones, and eventually introduce the businesses and places that will call 57 East home.

You may have noticed a change along East Broad Street at 57 East. 👀

Several of the parking spaces in front of the development are now inside our construction fence.

So, what happened to the parking?

Those spaces aren't simply being used for construction staging. They are actually scheduled for removal as part of the approved 57 East civil site plan. This area will become one of the new entrances and exits into the development, which requires demolition and reconstruction of the existing pavement, curb, sidewalk, and related infrastructure.

Something exciting just rolled forward in Downtown Newnan!

Our local development team officially closed on the Coweta County Administration Building at 22 East Broad Street, the future home of The Deck at 57.

The County will stay in their building until their new space is ready, and when they move, we’ll begin creating a new multi-level parking deck to make downtown easier to enjoy.

We know parking has been a challenge, and this is one big step toward the solution.
