A major restoration project could soon breathe new life into one of Newtown Borough’s most recognizable historic buildings. 🏛️✨

The former Guru’s building at Sycamore and Jefferson Streets is being considered for a significant renovation that would restore historic features, improve accessibility, and make way for a brand-new restaurant concept.

Highlights of the proposal include:
🍽️ A new second-floor outdoor dining area
🧱 Restoration of original architectural details
♿ Modern accessibility improvements
🏛️ Preservation of the building’s historic character

The building has been part of Newtown’s story for nearly 200 years, serving as everything from a tavern and general store to several beloved restaurants over the decades.

While the restaurant concept hasn’t been announced yet, the owner says the goal is to create a high-quality dining experience centered around exceptional hospitality.

A long-vacant stretch of Veterans Highway in Bristol Township could finally be getting a major redevelopment project đź‘€

Township officials have given tentative approval for a 129,000-square-foot warehouse at the former O’Connor Freightliner site — a property that’s sat empty for years. The proposal would also mean the demolition of the longtime Stadium Bar and Grill building.

Traffic concerns are still a big discussion point, and the project will need additional PennDOT approvals before moving forward. No tenant has been announced yet.

Do you think this project will help revitalize the area or add to traffic concerns? 🚛🏗️

Local officials in Newtown, Wrightstown, and Upper Makefield are taking steps now to prepare for the possibility of future AI data center development in the area.

The three townships are working together on shared zoning regulations before any projects are officially proposed — something officials say is critical if communities want more control over where these facilities could potentially be built.

Data centers have become a growing topic across Bucks County because of the massive demands they place on electricity and water infrastructure.

At the same meeting, Newtown Township also approved new rules limiting cell tower locations, restricting billboard sizes, and helping elderly residents install backup generators and AC units more easily.

Do you think Bucks County should limit future AI data center development? đź‘€ let us know in the comments!

The Pennsbury School Board has approved advertising a proposed $278.4 million budget for the 2026–2027 school year — and it includes a 3.5% real estate tax increase.

District officials say rising costs tied to special education transportation, debt service for the new high school project, and other expenses are putting pressure on the budget, despite salaries and benefits only increasing modestly.

The new Pennsbury High School is still moving forward, with a groundbreaking ceremony scheduled for June 4 and an expected opening in September 2029.

Some nearby residents have already raised concerns about early construction activity, including tree removal and debris control.

What are your thoughts on the proposed tax increase and the new high school project? đź‘€ let us know in the comments!

Starting June 6, 2026, Pennsylvania’s new distracted driving law — known as Paul Miller’s Law — officially goes into effect.
The law makes it illegal to hold, touch, or use a handheld phone while driving… including while stopped at red lights or sitting in traffic.

📱 No scrolling
📱 No texting
📱 No holding your phone while driving

Police can now pull drivers over specifically for phone use, with fines and court costs totaling nearly $200.

The goal? Reduce distracted driving accidents and make Pennsylvania roads safer for everyone.

A major new senior living development is taking shape near New Hope — and it looks nothing like the traditional retirement communities most people picture.

Heritage Senior Living is proposing a new 20.5-acre community in Bucks County featuring 160 residences including apartments, luxury flats, and cottages.

But it’s the amenities that are really getting attention:
🏊 Indoor pool
🥒 Pickleball courts
🍻 Pub & gathering spaces
🌱 Community gardens
🏡 Resort-style living designed for active seniors

The project would be located along Lower York Road near the recently opened Birches at New Hope, with quick access to downtown New Hope and the Delaware River towns.

As demand for modern senior housing continues to grow across Pennsylvania, projects like this are starting to completely redefine what retirement living can look like.

If you’ve driven on and off the highway in Lower Makefield lately, you’ve probably noticed construction starting to take shape 👀🏗️

That project is officially becoming Oakvale at Yardley, a new luxury Toll Brothers community being built on the former Wright Farm property right off the Newtown Bypass.

The nearly $20 million property sale closed in late 2025, and plans call for 47 luxury homes over 3,600 square feet, with prices expected to start around $1.7 million.

The development was unanimously approved by Lower Makefield supervisors earlier this month and will include a significant reforestation effort as well as a homeowners association.

Traffic concerns were also raised by nearby residents during the planning process, leading to a second traffic study before the project moved forward.

A controversial 17-acre property along the Newtown Bypass may officially be heading to the market after plans for a proposed $128 million wastewater treatment plant were canceled following significant community opposition.

The land, located near Lower Silver Lake Road, was originally acquired through eminent domain in 2024. Now, after the original owners declined the opportunity to repurchase it, a judge has authorized the property to be sold.

The parcel’s current zoning allows for potential uses including offices, research facilities, municipal buildings, and even single-family homes on large lots.

Public discussion on a potential agreement has now been tabled until the NBCJMA’s June 9 meeting.
