How does an estate sale typically work you might ask? Well first I’m going to paint you picture of how they are traditionally ran. First and foremost have your sale before you sell your house because it’s really hard to interview and hire and get things done around a tight schedule of closing date. Most times unless something happens contractually your date won’t change and The house needs to be ready to hand over. The benefits of having the sale before selling it are way too many to list. In addition to what I already said it’s quite possible with the right realtor and cooperation with the estate sale company you can gain a lot of awareness of the house at the ES (estate sale). The ES company can state that it’s for sale during the ads they place for the ES. The ES can work with the realtor to make sure they are on site during the sale to field questions and hand out information. It’s important to not officially list the property with realtor until the weekend of the sale. This way you don’t interfere with the sale, some people will try anything to see what is inside at the sale before sale day, they may try to get inside by asking a realtor to show it. This is troublesome to the ES team and may promote theft if they decide there is something they want to come back for. The ES team is going to be fairly familiar with the house after spending time getting the sale ready and can easily tell others about it. Imagine this, it will also serve as a great open house time during the sale and many people can be inside checking it out to see if it is the house for them. This will also prevent the realtor from having to make 20 trips to show 20 different people the house. During the sale they can all look and ask questions as well as buy a favorite trinket while they are there. This is also a tactic some investors use when trying to find a house, they know that 9 times out of 10 the house will be listed after an estate sale and they will come with questions at the sale. I have had several homes sell as a result of the sale.

Ok, the ES company you hire has an important job of setting up the sale, and doing their research on everything they are not familiar with. They should have knowledge on current market trends and know how to get it sold fast and at a price that is hard to pass up. it’s important to have a price on everything and it’s important that you don’t try to prep before the ES team comes. You should leave the house as untouched as possible and remove only items you are keeping, it’s not a good idea to leave items your not planning to sell just in case there is a Miscommunication and it gets sold or broke during the sale. You should leave knowing what to throw away and what not to up to the ESTATE company. For instance one time a family decided before we came to pre clean and throw out shampoos, cleaners, makeup and more. I found this bag and decided to prove my point. I priced it and kept track of those items. What they thought was trash, netted another $150. These small items actually cost a lot new and people save money buying them at sales all the time.

Many ES companies insist they must write tickets and keep track of them and spend relentless hours sorting through them and adding them up in various ways and sometimes they get lost or are hard to read. This method causes you to have to wait while someone writes a ticket, and you have to be sure all they bought was added to the ticket. The age old trick is to get a ticket started and lay everything on a sold table plus a few items and present the cashier with an incomplete ticket and get away with a few items because the cashier doesn’t see anything but the ticket. The whole ticket process takes time and if the ES employee didn’t have their nose in a ticket book they could be helping others and watching more for the theft that commonly occurs at sales or the ES company could save by not needing as many people.

Our new system is amazing. We recently used it for a sale and WOW! We have a program where we type in the item description and price at checkout and the cashier is forced to see every item as it is purchased. During the sale we provide a link for you to monitor sales in real time. After each individual sale at the pay station we hit finalize and instantly it shows up on the homeowner side and they can track sales and growing totals during the sale. All client agreements such as percentages of what the ES company charged, taxes etc are put in the system prior to the sale. One minute after the sale is over we click a button and we print out a list of each item sold and a total page that shows how the sale is broke down, taxes, percentages you owe and more. We no longer have sit tirelessly and add up tickets or try to keep track of tickets and more. Plus there is also the hype of being able to sit and watch sales add up without being in the mix of it all day. This software pays for itself in one sale. It’s amazing. Plus we have a member helping us that if you choose to use them can list your house for sale. We are a one call does it company including contacts for cleaning the house after the sale and someone you can use for any repairs you might have. Literally you can depend on us from “sale to sell” . We don’t book up so far in advance that you can’t get us to help when you need us. We will find a solution if we can. You can call us if you need to have a sale, just need it cleaned, need repairs, or need to get it sold or you can call us for all of that. We charge based on the amount of work and services you need. We don’t insist you pay us a minimum, we wouldn’t take the sale if it didn’t satisfy all of our needs. We have references so give us a call. Start by messaging us first here on FB. We just finished up ahead of time getting this sale ready for “go” day on February 11-12. It is a nice clean sale with items you gotta see. I was really motivated and happy to feel like I was helping someone again and this sale was a pleasure to do. The prices are on point too. The really cool deal for the lawn guy is that there is a Like new Honda lawn mower with all the bells and whistles like a built in mulcher, and it starts on one pull. Plus an echo w**d eater only used twice. The new cost on the mower was around $700 but it is priced way below that. There is also a POW POW rifle at this sale. There are a lot of collectible items too and lots of outdoor furniture and statues. Lots of area rugs and they are in nice condition. Non smoking and no pets either. We will have our store brand jams and jellies and salsas out to sell up front too as well as some pop it’s for the kids that are so popular. We are excited to see everyone at this sale and if anyone needs our services we can do another sale by and we are looking at doing some more but being picky about the ones we accept. Hank FM radio station will be announcing this sale also. We do lots of cleaning and organizing and we offer to be sure the house is empty at the end of the sale. We also have contacts to sell the house as one of our staff, Justin is in the real estate business so our services are all inclusive with no hidden cost. This house will be for sale during our sale. It’s all hardwood floors and lots of cabinets and it’s a beautiful floor plan and beautiful view. Don’t miss coming to say hi to us. The hours are 9:00 - 4:00 with discounts after 2 on Saturday.

Since we are almost done ahead of schedule. Just throwing this out there!! How many of you would show up on a Thursday night VIP early entrance night just a couple hours...it would be a charge of $10 each to pay those helping out since we didn’t factor in a 3rd day to pay our workers. I can do it if we have enough interest but that’s what it would be to get everyone out and set up. Just checking so don’t anyone holler at me or say bad things.

Just an update: spent today pricing the figurines and there are lots of oriental figures, some hard stone and some jade, plus Armani sensuous figures, lots of things you have never seen that will be on someone’s want list. The more I research the more I’m amazed. Today was very productive and I’m just excited to get this sale underway and see everyone.

I can’t wait to see my old regulars at the estate sale on February 11-12. I really miss this work where I get to see and learn about collectibles I have never seen. There are quite a few things I haven’t seen in this sale. Some gorgeous sensuous lady statues, a lot of around the world collectibles, beautiful rugs, curtains, shooting instrument, jewelry, towels, sheets, umbrellas,scarves, washer & dryer, older but dependable refrigerator, kobalt leaf blower like new, Honda high end mower (the one with big engine),w**d eater, TVs, bedding, chairs, furs, hummers of all kinds, precious moments lots of them, bed, dresser, night stands, couch, outdoor furniture, china cabinet, China, glassware deluxe, stained glass fixtures, very ornate display cabinet, round ottoman, possible silver collection, tools, kitchenware, and more.
