Setting the Record Straight: A Prescott Valley Moto Plex Project Update.
"We have been working on this project for the past six months. It began with an extensive lease negotiation between our attorneys and the current property owners to create a lease agreement that was acceptable to both parties. That process alone took nearly three months.
During that time, we knew the building was not up to code for safe operation and had been orange-tagged by the fire department. It needed to be brought into compliance. With the approval of the property owners, J&J Enterprise, we spent many weeks inside the building bringing in multiple local contractors from various trades to inspect specific areas of the property, identify deficiencies, and provide estimates and bids.
At the same time, we began building our team, including operations, marketing, ground control, track design, and engineering. We spent countless days and weeks working in and around the property.
Throughout this process, we held dozens of meetings with members of the community, surrounding HOAs, and the Town of Prescott Valley. The Town has been gracious, transparent, and extremely helpful every step of the way.
We also had to address the situation involving Amazon and determine what the future of that property would look like under the supervision of J&J Enterprise. The Town has worked closely with the community, Amazon, and J&J Enterprise to help mitigate concerns and assist in finding Amazon a permanent location within our community.
While that process was underway, we continued working through every requirement necessary to obtain a Conditional Use Permit from the Town of Prescott Valley. This included numerous meetings, additional community outreach, professionally engineered dust-control plans that were completed on the property with the knowledge of J&J Enterprise and its employee, Mike Rodden, as well as sound decibel testing using four monitoring stations, 12 motorcycles, Town representatives, and project staff on-site. We also completed the required site plan and traffic flow documentation requested by the Town.
The Conditional Use Permit is now awaiting completion of the ADOT process, which requires a Traffic Impact Analysis (TIA). It is worth noting that traffic studies have already been conducted four times within the past two years for other developments within approximately a half-mile of the stadium.
All requirements within our control for the Conditional Use Permit have been completed. The permit cannot be issued until the ADOT review and Traffic Impact Analysis process are finalized.
It is also important to remember that this building and property have existed for approximately 26 years, long before much of the surrounding development took place.
During this journey, we also lost a close friend and investor due to medical circumstances. We believed the right thing to do was to return his investment and allow him to step away from the project with dignity and respect.
Today, we are bringing in new investors to help carry this project across the finish line.
J&J Enterprise and the Town of Prescott Valley have been excellent partners throughout this process. There has been transparency among all parties, and we continue working together to bring something truly special to our community—something that will serve residents for many years while allowing us to be responsible stewards of our land, our town, and our people.
It's also important to remember that this project is about much more than motocross.
This venue is designed to host concerts, festivals, car shows, community events, police and fire department competitions, fundraising events for local schools, monster trucks, trophy trucks, motocross, demolition derbies, and much more. It also includes a beautifully renovated restaurant that will be open for dinner seven days a week, along with six concession stands.
We are also passionate about marketing. This venue will create valuable sponsorship opportunities for local businesses, giving them meaningful exposure to thousands of visitors and helping strengthen our local economy.
