Lunch, shopping... and now, playtime.

First Colony Mall's new candy-themed play area gives families one more reason to make a day of it, with a colorful outdoor space designed for kids to climb, explore, and burn off some energy.

Sugar Land is definitely the right place for it.

One opening is exciting. Three in one day? That's a pretty good Saturday.

Stonebriar Centre recently welcomed Sukoshi, Edikted, and Aéropostale with grand opening celebrations that brought crowds, music, giveaways, and plenty of energy to the center.

And the momentum isn't slowing down. More highly anticipated brands are still on the way this summer. 👀

Now Seating: Chao Ban at Tysons Galleria.

Created by Chef Kevin Tien, the acclaimed restaurateur behind Moon Rabbit, Chao Ban brings a fresh perspective to the center's dining collection. The concept blends Vietnamese flavors with influences from Tien's upbringing, resulting in a menu of banh mi, pho, Vietnamese coffee, and other dishes inspired by Vietnamese-American life in the Gulf South and Mid-Atlantic.

Named after the Vietnamese phrase for "hello, friend," Chao Ban is rooted in hospitality, community, and the stories that shape how food brings people together.

A welcome addition to Tysons Galleria—and one more reason to stay a little longer.

A full room, coffee flowing, and a strong lineup set the tone for what was ahead at our NEXT 2026 General Session.

Kevin McCrain, CEO, opened with a look at where we are today, and Jon Kramer, President, closed with where we’re headed—framing a series of conversations that spanned the business from multiple angles, with our team leading the discussion throughout.

Across the stage:
• Chefs Emeril and E.J. Lagasse on building from local roots
• Marci Rossell, economic forecaster and former Chief Economist for CNBC, on navigating an evolving economic landscape
• Pauline Brown, former Chair of LVMH North America, on the critical role of aesthetic intelligence in successful brand building
• Brieane Olson, CEO of Pacsun, on legacy retailers evolving to meet the needs of the next generation
• And some unexpected moments along the way

More to come from each of these conversations—but first, a look at how it all came together.

NEXT Legacy 2026 kicked off at the historic Elms Mansion.

Cocktails flowing, oysters freshly shucked, a Ferris wheel lighting the courtyard—it all came together in a way that made conversation easy, the Big Easy way.

A fitting opening to what NEXT is all about: bringing our community together to move retail real estate forward.

Lunar New Year at Fashion Show brought movement, color, and community to every corner of the property.

From a traditional Lion Dance traveling throughout the center to lantern-making, live performances from Las Vegas’ own K-Star Training Academy, and glowing installations overhead, it was a reminder that our centers don’t just host events — they transform space into experience, and experience into connection.

Come out to the Free Pet Adoption Event that we will be hosting at Galleria at Tyler on March 14th at 11AM.
