Here's a risk almost no homeowner knows they're taking.

When a company designs and installs the technology in your home, they hold the passwords, the programming files, and the reasoning behind how it was all set up. Usually none of it gets written down and handed to you, which leaves you dependent on one company without ever agreeing to it.

We do it differently. Our process includes a paid design phase, and the homeowner gets that design, plus full documentation of what was built at the end.

And yes, we charge for it. That's the whole reason it gets done properly. What you get back is something valuable that belongs to you, and the freedom to hire anyone you want in ten years.

Documentation isn't everything. It records what was done, not every reason behind it, so longevity still counts. We've been doing this since 2012 and we're still servicing homes we wired over a decade ago.

Ask any company: do I own the design and documentation, and how long have you been doing this. Ask us too.

Spent an evening last week with the NKBA Arizona Chapter at Central Arizona Supply learning about wellness in the home from Paula Kennedy, and I'm still thinking about it.

Her definition of wellness included three parts: sustainability, universal design, and technology. That last one usually gets left out of wellness conversations, and it shouldn't.

A few things she covered that live in our world:

Circadian lighting, which is tunable fixtures plus a control system plus programming that shifts light through the day. It's also a fixture you have to be happy looking at. Both at once.

Noise as a health issue rather than an annoyance. She cited what chronic noise does to sleep and stress, and it reframed how I think about acoustics and zoned audio.

Leak detection and automatic water shutoff, the least exciting features in any home and maybe the most valuable.

The tricky part is that most of this is a finish and a system at the same time. Finishes get picked late, systems get engineered early, so somebody has to own both ends or it falls apart.

Here's the least glamorous truth in our industry, and it explains most of the frustration people have with smart homes.

Most of the "my smart home doesn't work" calls we take are not automation problems. They're network problems.

The pattern is always the same. Beautiful home, serious lighting, hidden speakers, motorized shades, and underneath it all a big box store router trying to hold eighty devices together. Then the shades stall, music cuts out in one room, cameras buffer, and the homeowner decides smart homes just don't work.

Right about the experience. Wrong about the cause.

The hard part isn't technical. Nobody gets excited about a network. It doesn't photograph, nobody compliments it, and it's the easiest thing to cut when a budget tightens. It's also the thing everything else depends on. So it gets trimmed, and then the expensive things get blamed.

The order we work in: network first, control second, scenes third, devices last. Most projects run it backwards and start with speakers.

And what your house does at 7am isn't a setting somebody configures at the end. It's a decision about how you live. Courtney puts it more simply. If the house doesn't behave the way you live, the technology isn't finished.

You'd never let someone pick the structural engineer off a Google search. Most builders and designers have a millworker they trust and one they avoid.

Then the technology company gets picked by whoever bid lowest, and everyone hopes for the best.

The Home Technology Association published a good piece last week on why that's a risk for the whole team. Our work touches ceiling plans, shade pockets, display locations, and the lighting design itself. When it goes wrong, the homeowner doesn't blame the technology company. They just remember the house has problems.

We call the most common symptom wall acne. A wall of keypads and switches that could have been consolidated or hidden if someone had asked early. Nobody picks that. It's what's left after framing.

The honest problem is that every proposal looks similar. So here are the questions worth asking any firm, us included: Will you be there during design? Can we see your drawings, not a product list? Can you handle the lighting design, or work alongside a lighting designer? Who answers the phone in three years?

We'd rather be judged on those answers than on a number.

Scottsdale designer Lauren Lerner shared something worth repeating. One of her clients got three bids on the same house: $160,000, $350,000, and one in between. Same scope. Her explanation is that most bids get built before the design is finished, so every number is a guess dressed up as a quote.

Same thing happens with home technology, except the ending is worse.

Technology shows up in early budgets as a placeholder. Someone writes a number next to "AV" months before anyone asks the homeowner what they want.

Lighting design is where it bites hardest, because the design decision changes what the wiring itself costs.

If a tile number is wrong, you adjust it. If the technology number is wrong, the decision was already made back at framing. That rarely means never. It usually means not exactly what you pictured, or not at a price that makes sense.

And the part worth saying out loud: a budget is a ceiling, not a target. Setting it doesn't mean spending it.

The most fought-over space in a luxury home isn't the kitchen. It's the ceiling.

Everything has to live in that one plane: light fixtures, HVAC ducts, framing, fire sprinklers, speakers, Wi-Fi access points, sensors, smoke detectors, and the finish the designer planned. All of it has a good reason to be there. Whoever shows up last gets what's left, which is how you end up with a speaker three inches off-center from a light.

The Home Technology Association published a good piece on planning for all of it, with a comparison I keep coming back to: home technology now deserves the same treatment as mechanical, electrical, and plumbing. Nobody designs a house and figures out the HVAC later.

Planned early, it disappears into the design. Planned late, you get visible compromises.

Most of this job isn't the gear. It's the coordination.

Something worth knowing before you hire anyone to work on your home, and it has nothing to do with us.

In Arizona, licensed residential contractors pay into a state recovery fund that can pay a homeowner back up to $30,000 when a job goes badly wrong. It only applies if the contractor was licensed. Your insurance can also deny a claim tied to unlicensed or unpermitted work. Technology work often gets treated as the exception. It shouldn't be. You can verify anyone in thirty seconds at roc.az.gov.

Most firms in our industry carry the first one. The other two aren't about compliance. They're about understanding how a house goes together, which is what our builders and designers feel in a coordination meeting: fewer surprises, fewer change orders, fewer "that's not my scope" conversations.

For the homeowner, that shows up as a house where things line up and nobody is refereeing between trades. Happy spouse, happy house.

Ask for the license number. Every time. Even if it's not us.

I've been called the "AV guy" for most of my career. I get why, but that little label does something bigger than it looks: it decides when you get the call.

The Home Technology Association just published a great piece on it. If people think the job is "hang the TVs," you get called after the house is designed. If they understand it's coordinating lighting, shading, networking, security, and controls with the whole home, you're in the room from the start. Same work, totally different result, all based on the name.

It's part of why Courtney and I are intentional about how we describe RevampIT: technology and design, not AV. I handle the systems side, she handles how it looks and feels to actually live with. Happy spouse, happy house. Neither of us is "the AV guy."

The work grew up a while ago. Time for the language to catch up.
