Breaking Bad? Not at all. Breaking BANK? Maybe. 🧪🏦

When you’re self-employed, your tax returns may not show the full strength of your cash flow.

That’s where a bank statement loan comes in. Personal statements or business statements may let your deposits do the talking.

The rate might be a little higher, but wouldn’t you rather pay interest on an asset you OWN than give up legitimate deductions just to look better on paper?

A bank statement loan could save your ASSETS. 🍑😂

DM me “ASSETS” and let’s see what your bank statements can do.

🎵 Doctor’s Orders are in! 🩺🏡

If you’re a physician, dentist, veterinarian, resident, or fellow buying a home in Utah, you may qualify for a Doctor Loan with zero down payment and no PMI. Even with significant student loan debt, there may be options available to help you buy sooner than you think.

🎶 “Oo-ee, oo-ah-ah… Doctor buyin’ in Utah! Oo-ee, oo-ah-I… Zero down, no PMI!”

Amy has great credit. Amy has great equity. Amy’s loan is ready to close with just ONE thing…

🎤 Amy, I need your paystub! 😂📄

Sometimes a strong borrower and a straightforward loan really can be that simple.

Real estate investors… this one’s for you! 🏠💰

If your rental property’s cash flow does the heavy lifting, a DSCR loan could be the key to growing your portfolio with less income documentation than many traditional investment loans.

If you’ve been renting in Utah County and wondering if you’ll ever have enough for a down payment, this is worth a read.

Provo City offers 3 down payment assistance programs for first-time homebuyers.

All 3 programs offer:
✔️ 0% interest
✔️ No monthly payment
✔️ Deferred loans
✔️ Nothing due until the home is no longer your primary residence

Quick breakdown:

🏡 Home Purchase Plus
Up to $60,000 toward a home in Provo

🏡 Loan to Own
Up to $40,000 toward a home anywhere in Utah County

🏡 Own in Provo
Up to $15,000 for buyers with slightly higher income limits
This program is currently funded and open now

Timing note:
Home Purchase Plus and Loan to Own are fully committed for this fiscal year. New funding opens July 1st.

If your home is already under contract, we may be able to start paperwork now and target a mid-to-late July closing.

I’ve watched families rent for years, convinced homeownership was out of reach, only to discover a program like this was the missing piece.

Not sure where you fall on the income chart? Send me a message or give me a call.

If I can get you approved, I’ll get you a loan.
If I can’t, I’ll give you a plan.
